Title insurance is "peace of mind" for you -- the buyer, as well as your mortgage lender. It guarantees the marketability of the property by insuring that it is free and clear of any prior mortgages, liens, judgments or other encumbrances at the time title is transferred to you -- the new owner.
An insurance policy is issued to you -- the buyer, and your lender for a one-time premium, the cost of which is regulated by State Statutes. This cost is based on the sale (or refinance) price of the property.
Also, this is a one-time fee, not annual like homeowners insurance.

WHO ORDERS THE TITLE INSURANCE?
You–the buyer, have the right to choose your own title insurance agency – a right that is regulated by State law. Many Realtors and Mortgage companies have their own “in house” Title agencies. At times these agencies have their realtor or mortgage companies interest in mind first, not yours. At Allstates Title Service Inc. we always keeps your interests FIRST. Never let a realtor or mortgage company pressure you into using “their” title company.
WHAT SHOULD I DO AFTER I HAVE SIGNED A CONTRACT TO PURCHASE MY DREAM HOUSE?
First, you have (3) three business days from the date you sign your contract in which to have the contract reviewed by an attorney before it goes into effect. It is highly recommend that you do have the contract reviewed by an attorney. ALLSTATES can provide that service to you for a low cost of $150. Second, you should apply for your mortgage (unless you are paying cash) and advise the lender that ALLSTATES is going to provide the title insurance. As soon as you get your commitment or approval we can begin to process your title commitment. You simply provide us with a copy of your commitment or approval. ALLSTATES will then coordinate the date of closing with you and your lender. The turn around time from the date of order to closing can be as little as one week.
